IFC → Digital Twin

Don't imagine the home.
Step inside it.

From the BIM model to the Digital Twin. TERRAQ turns a development still under construction into a real experience — linking every element to its material, quantity and cost.

01 · Ingestion

The model comes in.

An IFC / openBIM file is loaded. Elements, properties and quantities extracted automatically.

The commercial surface

See → Change → Price → Approve

3D is the interface, not the product. Behind every choice there is a real quantity, taken from the model, and a calculated price — no spreadsheet, no measuring error.

Universal Web 3D

One link opens the project in the browser, no hardware. Maximum distribution through embed.

Cost-linked configurator

4 flawless decisions. Each material applies a price delta coming from the IFC.

VR-ready

The WebXR door stays open at near-zero cost. Premium when there is proven demand.

One architecture, three views

From IFC to Digital Twin

Two paths start from the same model — one of data (ours, automatic) and one visual (commissioned) — and reunite in a table linking every element to its material, option and cost.

Ingestion

Single entry point

IFC, DWG and PDFs come in, are versioned and processed in a queue.

Data layer (ours)

Elements + quantities

Automatic extraction of properties, quantities and hierarchy. This is what scales.

Mapping table

The core technical asset

Links element → material → option → budget line. This is what makes it all work.

Core (Digital Twin) — projects, units, elements, materials, options, costs, documents and leads. Read by the three surfaces: public, professional and Intelligence.

Multitenant · access levels

The same project, each their own view

Developer, builder, architect, agent and buyer access the same Digital Twin with different permissions. Isolation between organisations is enforced by the database engine (Row-Level Security), not by code discipline.

12 permissions

TERRAQ Admin

TERRAQ team. Full access to all modules and tenants.

11 permissions

Developer

Development owner (e.g. Zé / Velmarne). Manages projects, configurator, documents, intelligence and leads.

6 permissions

Builder

Construction company. Sees the project, documents, budget/intelligence and procurement.

4 permissions

Architect

Architecture studio. Access to the BIM model / Digital Twin and project documentation.

4 permissions

Real estate agent

Agency. Presents developments (Explore/VR) and manages leads.

2 permissions

Buyer

End client. Configures their unit and sees their choices and documents.

TERRAQ Intelligence

Reliable numbers. Always sourced.

Proposal comparison, consistency checks and the cross-check between model and budget. All arithmetic is deterministic — the model interprets and explains, it never calculates.

  • Proposal comparison normalised by chapter
  • Checks: totals, duplicates, units, omissions
  • IFC ↔ budget: “the model has 623 m² of façade, the budget measures 480 m²”
  • Ask TERRAQ with mandatory line/page citation
Ask TERRAQ
Where are the main cost risks in this project?

▸ Façade: model 623 m² vs. budget 480 m² — 143 m² deviation. [budget p.12, l.44]

▸ Chapter 07 (waterproofing) missing in proposal B. [prop. B]

▸ Duplicate item: concrete C25/30 in 03.2 and 05.1. [budget l.61, l.98]

Every numeric statement cites its source. No citation, not shown.
